Empire Pass Overview
Location
Empire Pass is a 1600 acre, all season community located on the slopes ofDeer Valley Resort. Approximately 91% of this land is dedicated to open
space. When completed, approximately 600 residences will be clustered in
distinct neighborhoods. The majority of the residences will be located in
The Village at Empire Pass, a ski-in, ski-out property just below Deer
Valley’s Banner ski run. This area is serviced by a brand new high speed
quad chairlift, the Silver Strike Express, which runs right through the
center of the Village and transports skiers to the top of Flagstaff
Mountain.
Design
Besides boasting one of the most desirable locations in all of Deer Valley,The Village features meticulous land planning that maximizes open space and
takes advantages of views. Residents will feel as if they are nestled in
the woods and the gently sloping topography in The Village offers a variety
of ski slope and mountain views. Ski and trail access is just steps from
every door. Architectural controls will encourage the use of natural

Residence
The Larkspur Westside townhomes feature open floor plans, four bedrooms anda media room. Stone fireplaces, vaulted ceilings and a large deck for
entertaining are featured in each residence. We have two townhomes left out
of the original 27, prices begin at $4,215,000.
Our newest condominium lodge building, Flagstaff is now under construction.
This new lodge building is located on the west side of the Silver Buck ski
run, directly across from the Empire Club. The building includes 37 homes
featuring 2, 3 or 4 bedrooms. The residences feature a great room as well
as a cozy sitting room surrounded in glass. The gourmet kitchen includes a
built in wine bar and the master bedroom has a spacious spa bath. In
addition each home has 2-3 fireplaces and 3 flat screen televisions. The
building has over 5000 square feet of owner amenities including a pub,
exercise room, continental breakfast served daily and a full time concierge.

The Club
Membership to The Talisker Club is included in the purchase price of yourFlagstaff and Larkspur Westside homes. The Tower Club building is located
slope side in The Village and is housed in a spacious Craftsman style
building which functions as the social hub for the residents of The Village.
The club includes a fitness center, spa facilities, children’s area and
Dial-A-Ride services as well as a large lounge for social gatherings.
Continental breakfast is served seasonally and members enjoy an apres’ ski
bar, wireless internet access, game tables and high definition televisions.
Activities include such things as wine tastings, mountain bike excursions,
moonlight snowshoeing events and other guided outdoor activities.
The Developers
East West Partners was founded in 1986 in Beaver Creek, Colorado where the
company concentrated on developing high-end ski properties. Over the past
five years East West has created and sold over one billion dollars in resort
product including property in the communities of Bachelor Gulch and Beaver
Creek, Colorado. They are currently involved in a significant project at
Northstar in Lake Tahoe, and they have done urban renewal projects in Denver
and in Charleston, South Carolina. The firm is headquartered in Beaver
Creek, Colorado.
Crow Holdings is a family office that directs the investments of the
Trammell Crow family and its investment partners with approximately $4
billion under management. Crow Holdings’ co-investment partner in The
Village at Empire Pass is Investcorp, a global investment group with real
estate investment business in New York.
